Tennant finding -
As well as word of mouth through positive experiences, we advertise all our properties on a variety of online streams such as Rightmove, Gumtree, spare rooms and even social media.
We will also promote properties on such websites, and search engines so that they appear at the top of any searches. Doing this will ensure our properties are seen first and allows us to let properties quickly and have the pick of the tenants.
All tenants are then vetted via references, debt checks, and one to one viewings for character reference.

Day to Day Running-
Tenants and landlords alike have clear forms of communication throughout the management process. We have email, postal and telephone communication portals on our website and correspondence.
We encourage our tenants to communicate any problems or questions as little as they may be, to ensure a smooth running.
We conduct periodic inspections of all properties on our books. Inspections are pre agreed prior to tenancy agreements and any issues noticed during inspections will be actioned immediately.
We have a panel of recommended local cleaning companies that we recommend utilising at least once a week for HMO’s.
Non-HMO properties can be offered a pre- and post-tenancy clean service. Prices to be agreed on a case-by-case basis,
Collecting rent and arrears
We take care of collecting and monitoring direct debits. Rent collection issues are addressed immediately to prevent any unnecessary arrears.
Outstanding amounts can be collected and adjusted to ensure payments are up to date.
We have close contact with eviction companies should this be required. (please see evictions page)
Maintenance issues throughout the time that we are managing any of the properties on our book will run through our dedicated maintenance team, anything that our team are unable to directly deal with will be sent through a list of vetted contractors.

Unlike our competitors we will be on 24/7 standby for all maintenance issues.
Prior to carrying out any non-emergency works the landlord will be contacted to make a decision on repairs, any small maintenance issues will be covered by our team.
Our management capabilities extend to managing apartment blocks and offices. Armson Property have long term expertise over many years of managing blocks, we know the needs of freeholders and leaseholders, we will endeavour avoid problems and maintain swift professional standards.
Our services can include maintaining gardens, collecting ground rent, attending meetings with directors and managing service charges.
Armson property can cater to the needs of the freeholder, on behalf of the leaseholder and tenants in your block.
After a tenant moves out, we will conduct a full inspection, compare our findings to the original inventory and conduct a post tenancy deep clean before any deposit amounts are released and new tenants introduced.
